What does Roundhouse Maintenance Group do?

Roundhouse Maintenance Group is a property maintenance company for rental homes, multiplexes, apartment buildings and condominiums in Toronto and across Ontario. Residents report a repair by text, phone or our portal, and our licensed trades do the work, from plumbing to pest control. Every job closes with timed before and after photos, a work order report and one invoice for the manager, landlord or board that approved it.

How much does a maintenance service call cost in Toronto?

A Roundhouse service call is $150 plus HST, credited to the job when the work goes ahead with us. Larger work is quoted in writing before it starts, and anything over your approval limit waits for your yes. Send us a written quote for the same scope from an insured contractor, licensed where the work needs it, dated within 30 days of ours and before the work starts, and we match it. How fast does Roundhouse respond to a maintenance emergency?

Our target for an emergency is a person on the line within 15 minutes and a trade on site within 2 hours in the GTA, 4 hours elsewhere in our service area. Urgent repairs are on site within 24 hours, and routine work is done within 3 business days. Targets across our service area. Weather, parts and access can move a visit. When a target will be missed, you hear from us before it is.

Do you offer 24/7 emergency maintenance for rental properties?

Yes. Emergencies are answered 24 hours a day, 7 days a week. Routine requests sent after hours are booked the next business day. Plumbing, electrical, major appliance and heating or cooling failures, lockouts, and a door that will not lock. Those count as emergencies. Residents text or call our intake directly, so the late night call stops landing on your phone. The office is open Monday to Friday, 9 am to 5 pm. See after hours maintenance.

Which areas of Ontario does Roundhouse serve?

Roundhouse serves the City of Toronto, including Scarborough and North York, plus Vaughan, Newmarket, Mississauga, Brampton, Caledon, all of Durham Region (Oshawa, Whitby, Ajax and Pickering), all of Halton Region (Oakville, Milton and Burlington), Hamilton, Kitchener, Waterloo, Cambridge, Guelph, London, Windsor, Niagara Region, including St. Catharines, and Ottawa. Are your trades licensed, insured and WSIB cleared?

Yes. Every trade we book holds the licence its work needs, carries liability insurance and, where WSIB coverage applies to their work, has a current WSIB clearance. We only use ECRA/ESA-Licensed Electrical Contractors. Gas work is done by TSSA registered contractors and pest control by licensed exterminators. WSIB clearance is checked before each booking and again before every payment, and certificates of insurance are sent before the first job. See licensing and insurance.

What warranty comes with Roundhouse repairs?

Every job carries a written warranty of 60 days to 2 years depending on the work. General repairs carry the shortest term, electrical and heating and cooling work a longer one, and roofing, exterior and structural work the longest. If a job is not done right, we come back within 3 calendar days at no charge for labour, materials, diagnosis or travel. See the full warranty.

Do you provide maintenance for condo corporations in Toronto?

Yes. Roundhouse does common element and in-suite repairs for condominium corporations across Toronto and the GTA, working through your condo manager, or with the board where the corporation manages itself. The manager approves each quote, and the board gets every job's record with photos and the cost. Where a unit caused the damage, the record shows the unit and the cause, which the corporation needs to charge it back to that owner. See condo corporations.

Do you work with small landlords who have no property manager?

Yes. Roundhouse takes work from landlords directly, from one basement suite or condo unit up, anywhere in our service area. Your tenant reports the repair to us, we book the visit and give the entry notice in your name, and you get the photos, the report and one invoice. Rent, the lease and the tenancy stay with you. Do we have to change our property management software?

No. Roundhouse is a maintenance company, not a software product, so there is nothing to buy or learn. Work orders, photos, quotes and invoices go into the property management software you already use, including Yardi, Buildium, AppFolio and Rentvine, and invoices can go into QuickBooks or Xero. Your team keeps working in the system it knows.

Can we start with one job or one building?

Yes. Send one repair, one turnover, one inspection or one building, and judge us on the report and invoice it closes with. You can also start with after hours only and keep your own coordinator for the day. Your approval limit, access rules and where the record goes are agreed before the first booking. What does a work order report include for an insurance claim?

Reports are built to the standard insurers and adjusters ask for: dated before and after photos, the cause, the scope, the parts used and sign off, so you can forward them as they are.
